The Board of Directors has conducted a comprehensive review of the GVTA Declaration, Bylaws, and Articles of Incorporation. To ensure clarity and foster a well-informed community, we have synthesized the most critical regulations into the following summary.

Our objective is to provide straightforward, practical communication regarding the standards that preserve our property values and collective quality of life. These regulations pertain to resident conduct, safety, financial obligations, community aesthetics, and the proper use of common and limited-use elements.

Compliance and Enforcement Policy

Adhering to Association rules is vital for protecting home values and maintaining the professional appearance of our neighborhood. All owners, tenants, and guests are expected to comply with these regulations without exception.

To ensure fairness, the Board has adopted the following structured enforcement process for non-compliance:

  • Initial Notice: An informative notice will be sent to both the homeowner and the tenant detailing the violation and the required corrective action. A reasonable timeframe for resolution will be provided. During this period, the resident may request a meeting with the Grievance Committee to discuss the matter.
  • Assessment of Fines: If the issue is not resolved within the allotted timeframe, the Board will impose a fine. Garbage violations are assessed weekly, while all other violations are assessed monthly. Additionally, the homeowner may be billed for any professional services required to rectify the issue.
  • Legal Action: Should a violation remain unresolved, the Board is empowered to pursue legal remedies, which may include filing a lawsuit or placing a lien on the property for unpaid fines and expenses.
