STRUCTURES AND UPKEEP
To maintain the architectural integrity and aesthetic appeal of our community, please adhere to the following regulations regarding common areas and exterior spaces:
- Structures and Signage: The installation of sheds, fences, animal pens, flagpoles, or other outbuildings on common grounds is strictly prohibited. The only exception is the temporary placement of “For Sale” signs.
- Parking Restrictions: Boats, trailers, motor homes, and recreational vehicles may not be parked on common elements or driveways for more than 24 hours within any seven-day period. Additionally, mechanical vehicle repairs are not permitted on-site.
- Recreational Equipment: Pools, swing sets, and trampolines are not allowed on common grounds at any time.
Landscaping: Please ensure that all furniture and personal items remain off the decorative rock borders to prevent damage and maintain a uniform appearance.
HOME MODIFICATIONS
To ensure architectural consistency and protect property values, the Association maintains strict oversight of all exterior elements. Please adhere to the following guidelines regarding unit maintenance and alterations:
- Interior Responsibility: Unit owners are exclusively responsible for all maintenance, repairs, and improvements located within the interior walls of their residence. This includes all windows and doors.
- Exterior Modifications: No modifications, alterations, or additions may be made to the exterior of the building without prior written approval from the Board of Directors.
Entrances, Exits, and Accessibility: Any changes to entryways, exits, or steps—including the installation of handrails or replacement doors—require formal Board approval before work begins. Approved handrail style can be seen at 4825 Algonquin Dr Unit 1.
DECKS
- Storage and Upkeep: Patios and decks should be kept orderly. While functional outdoor furniture and plants are permitted, these areas must not be used for the long-term storage of construction materials, indoor furniture, or miscellaneous items. Such clutter detracts from property values and can attract pests.
- Maintenance: The maintenance, painting, and staining of decks and porches are the responsibility of the individual homeowner. To maintain a cohesive community appearance, all applications must match the existing color scheme exactly. Below are approved colors Pittsburgh paints:

GARBAGE
To maintain the sanitary standards and aesthetic appeal of our community, the Association requires strict adherence to waste management protocols. These guidelines are designed to comply with municipal requirements while preserving the professional appearance of our neighborhood.
- Municipal Collection Schedule: In accordance with the City of Cedar Falls regulations, garbage containers should be placed at the curb by 7:00 AM on the scheduled day of collection and must be returned to their storage location by 8:00 PM that same evening.
- Storage Requirements: Per the GVTA Bylaws, all waste and recycling containers must be stored inside the unit, preferably within the garage. Outdoor storage—including placement in driveways, or along the side of buildings—is strictly prohibited.
- Community Standards: Maintaining containers indoors is essential to prevent odors, deter pests, and preserve the visual integrity of our shared spaces. We appreciate the diligence our residents show in following this covenant, as it ensures a healthy environment for all neighbors.
Please note: As outlined in our fine schedule, non-compliance regarding the improper storage of garbage containers will result in weekly fines until the issue is resolved.
CAMERAS
In accordance with Iowa Code and Association governing documents, the Board has established the following policy regarding external surveillance to balance resident security with the privacy rights of neighbors:
- Authorized Devices: Homeowners are permitted to install video doorbells on the primary entrance (front door) of their unit. These devices are recognized as a reasonable security measure for identifying visitors and monitoring deliveries.
- Prohibited Equipment: Traditional security cameras, floodlight cameras, or other surveillance devices are not permitted.
Privacy and Compliance: Under Iowa law, surveillance must not infringe upon areas where other residents have a “reasonable expectation of privacy.” Therefore, any authorized doorbell camera should be positioned to monitor the unit’s immediate entrance and not directed into the interior or private spaces of neighboring units.
FIRE PITS
To ensure the safety of our residents and protect the structural integrity of our buildings, the Association maintains strict fire safety protocols. Please adhere to the following regulations regarding open flames and outdoor cooking:
- Open Fires: Open fires, including fire pits and bonfires, are strictly prohibited throughout the GVTA common grounds and limited-use elements, including decks, porches, driveways, and patios.
- Permitted Grilling: The use of propane and natural gas grills is permitted on unit decks.
- Prohibited Devices: Wood-burning or charcoal-burning devices (such as charcoal grills or smokers) are strictly prohibited on decks due to the increased risk of sparks and fire hazards.
Gas Fire Tables: Residents may apply for authorization to use a CSA-certified gas fire table on their deck. This requires a formal application and a one-time $25.00 inspection fee. Approval is subject to a personal on-site inspection by a Board representative to ensure the device meets safety and placement standards.

We have a new part-time maintenance person, Brett Rauzi, who is available for many different types of home projects such as dryer vent cleaning, wasp control, deck staining, small landscaping projects, etc. He is skilled and reasonably priced.
