To ensure efficient operations, please note the following guidelines:

Timing: Removal typically begins after the snow has stopped falling. The start time is determined by the contractor based on the specific conditions of the storm.

Vehicle Clearance: Please park vehicles in your garage whenever possible. To avoid damage, the contractor will not clear snow near parked cars and will not return to finish driveways once vehicles have been moved.

Sidewalks & Salt: The contract covers both private and city sidewalks. However, the Board does not use salt or chemical de-icers due to their high cost and corrosive impact on concrete and landscaping.

Feeding Geese

We would like to remind all residents that feeding the geese is strictly prohibited. While often done with good intentions, this practice has several negative impacts on our community and the local ecosystem:

Environmental Impact: Feeding leads to an unnatural concentration of waterfowl. This results in excessive waste, which contaminates our pond water and damages the health and appearance of our common lawns.

Health of the Geese: Human food—specifically bread and crackers—lacks the nutrients geese need and can cause “Angel Wing,” a permanent deformity that prevents them from flying. It also encourages them to stop foraging naturally.

Community Safety: When geese lose their fear of humans, they can become aggressive and territorial, posing a risk to residents and pets.

Please be advised that this is a frequently violated regulation. To preserve our shared environment, fines will be issued to any resident found feeding the wildlife.

Ponds

To ensure the safety of our residents and the preservation of our natural amenities, the Board has established the following regulations regarding the community pond. We ask that all homeowners and guests adhere strictly to these policies to prevent accidents and maintain our shared liability standards.

Prohibited Recreational Activities

For safety and insurance purposes, the following activities are strictly prohibited at all times:

The pond is not designated for swimming. Submerged hazards and fluctuating water conditions make entering the water unsafe for residents and pets.

Due to inconsistent ice thickness and the presence of aerators or underwater currents, the ice is never deemed safe for foot traffic or skating.

No boats, kayaks, canoes, or personal watercraft of any kind are permitted on the water.

Fishing Policy

Fishing is a permitted amenity exclusive to association members and their invited guests. To ensure a pleasant experience for everyone, we ask that you observe the following:

Please remain mindful of your surroundings when casting. Ensure a safe distance from walkways, private property, and other residents to avoid injury or property damage.

We encourage a “leave no trace” policy. Please dispose of all fishing lines, hooks, and debris properly to protect local wildlife and maintain the area’s aesthetic.

Pets

The Association values the companionship of pets and strives to maintain a safe, sanitary, and peaceful environment for all residents. To balance the needs of pet owners with the comfort of the entire community, the following regulations are in effect:

Breeding and Commercial Use: The breeding of animals for commercial or private purposes is strictly prohibited within the community.

Occupancy and Weight Limits: Each unit is permitted a maximum of two dogs and two cats. For the health and safety of the animals and the preservation of common areas, cats may not exceed 20 pounds and dogs may not exceed 40 pounds.

Sanitation and Waste Removal: Owners are strictly responsible for the immediate removal and proper disposal of pet waste. This requirement applies to the area immediately surrounding your unit as well as all common areas and walkways.

Noise and Nuisance: Pets must not interfere with the rights, comfort, or convenience of other residents. This includes, but is not limited to, excessive barking or aggressive behavior.

Leash Requirements: In accordance with Cedar Falls City Ordinance, all pets must be secured on a leash at all times when outside the interior of the unit.

Compliance and Support: The Board’s goal is to ensure the health and comfort of all members and their pets. If you currently find your household in violation of these limits, please contact the Board of Directors. We are committed to working with you to find a reasonable solution.

Snow Removal Policy Our snow removal contractor is scheduled to clear driveways and sidewalks once accumulation exceeds two inches.
